Buying Your New Home

Congratulations!

You have made a decision to buy a new home and we know it is a decision that can be quite emotional and stressful.  Perhaps it is your first home, your second home, a vacation home or investment property.  To lessen the stress and to purchase the home that you want, it is first necessary to get ready both mentally and financially.  Start your process by identifying a Home Mortgage Consultant and Realtor®, perhaps a professional that has been highly recommended and referred to you.   When you choose a Home Mortgage Consultant and experienced Realtor® that you are comfortable with and know you can trust, they can help to lessen the stress and pave the way for a smooth home buying process.   Talking with a lender will give you the opportunity to confidentially discuss your particular financial situation, your credit history, income, debt, and if necessary, what measures to take to repair or boost your credit score.  Once qualified, you will ideally obtain a pre-approval letter and it will let you know what price home you should search for within your price range.   A strong pre-approval letter will strengthen your home purchase bargaining power.  Your loan officer will discuss the many loan programs and options that are available for your situation  i.e. First Time Home Buyer Programs, MASS Housing, VA 100% Loan Financing, FHA 203K Rehab Loans, and Down Payment Assistance Programs.

Now is the time to start shopping...

...but remember there is no “perfect home.”   Make an appointment to sit down with your chosen Realtor® who is committed to forming a strong business relationship with you and to represent you as a Buyer Agent.   Your needs, wants and specific home criteria as well as preferred method of communication should also be established.   Buying a home is a process of elimination, it is a selection process, and location, condition and price are all important factors to be considered. A showplace home will cost more, fixer uppers, homes with cosmetic
flaws and structural deficiencies will be priced less to reflect those needs.   After coming to terms with a Contract to Purchase, do your Due Diligence!  Schedule a Home Inspection to identify safety issues and potential problems that have been overlooked and to answers questions or concerns regarding the property.  A good Home Inspector will also educate you on maintaining the systems and equipment in the home so that you can put together a good Preventative Maintenance Program.

If You Must Sell Your Current Home to Purchase a New Home 

It is best to have the “ball in your court” by putting your house on the market first so as not to impede your chances of moving forward on the purchase of a new home.  A seller does not look favorably on a contingency such as selling a current property, and your negotiating power will be so much stronger if your house is already under contract or you have nothing to sell.
