Pricing Your Home To Sell

The decision to Sell and the decision to Buy is an emotional event for all parties.  However, pricing your home should be a well thought out educated decision after reviewing the Comparative Market Analysis prepared for you by your Realtor®.  The selling price should not be based on “need or want” but on true Market Value.  A listing agent focus is to get the highest price for your property and will recommend a selling dollar range.  You, the Seller, choose the price! Once an offer is negotiated and mutually agreed by both parties, the selling price is the most probable price and the Market Value.   While location, condition and price are important factors in determining the price of a home, “right” pricing is what determines whether or not a house will sell!  Let the market bring your selling price up to market value rather than starting with an inflated price which will eventually sell for less than the original asking price, and the house will have the stigma of too many days on market!

Reasonable Expectations

Whether in a Sellers’ Market or Buyers’ Market, timelines are consistent.  The first couple of weeks that a listing has been introduced to the market, the telephone should ring, showing appointments scheduled, and offers presented.  If this does not happen, a discussion should ensue with your Realtor® to re-evaluate the 3 most important factors ~~ Location, Condition and Price.  At this point, to stimulate interest and an offer, the Seller must change what they can and that is most often the Price.

First Impressions

Yes, we often judge a book by its cover and this carries over to getting your house ready to sell.  A neat and welcoming appearance is key, and it is important that low-maintenance landscaping (nicely manicured lawns, trimmed bushes, colorful potted plants or hanging baskets) and perhaps enhanced LED or solar lighting should be considered.  The interior should be spotlessly clean, free of clutter and nicely “staged." 
Your Realtor® will work with you to enhance and accent your house and make recommendations as to what you should do to prepare the property for potential buyer viewing.  You will be preparing to move anyway, so start packing now!  Remove excess furniture (at least a 3rd to open up space!), remove personal photos, trinkets, etc. and do make sure your windows are clean.  Ask your Realtor® for a checklist to assist with the tasks.

Negotiation is an art and a skill with the goal of reaching an understanding to resolve differences.    Be assertive but never aggressive.   The listing agent and buyer agent work to bring all parties together, and they should always negotiate with advocacy and without adversity.  The negotiation process should always be respectful and mindful that we treat others as we would want to be treated.  Your goal is a win-win for all!
